Bruised shingles hiding brittle underlayment underneath
Why it happens here
The original felt underlayment on 1980s and 1990s Bow Mar South roofs is at or past its service life. Hail bruises the shingle, but the real failure is the felt, which crumbles when you lift a damaged tab.
Our approach
We pull a test section on every inspection and sound the deck with a roofing hammer. If the felt is brittle, we scope a partial tear-off with new synthetic underlayment instead of a shingle patch that will fail within two winters.
